Flex your buying muscle

Regardless of the causes, most areas around the country are experiencing the best real estate market we’ve seen in many years. Now is the time for buyers who have been thinking about buying to make that leap and become homeowners!

During the recent “boom” years, buyers often accepted a property “as is,” and asked for few concessions, even forgoing inspections and appraisal contingencies in an attempt to avoid being dumped for the next qualified buyer in the queue. Now, however, most buyers are requesting whole house and termite inspections. And if it’s a country property, they will also inspect the well and septic.

Their most popular demand now seems to be the “home warranty,” whereby the seller purchases a one-year service contract to cover the unexpected system or appliance repairs. Of course, this is on top of requesting the sellers pay for habitability repairs discovered by an inspection.

Smart sellers have their home inspected when they first put their home on the market. They make the required repairs and thus avoid having to re-negotiate with the buyers over repairs. Also, a pre-inspected home gives the buyers a sense of security that they are purchasing a home that is in good condition.

Be a smart seller and have your home inspected. You’ll save yourself time and stress.
